Know the rules before you sign
The Renters' Rights Act changed private renting in England on 01/05/2026. Most people, and plenty of contracts, haven't caught up.
- Your deposit can't be more than five weeks' rent (six if the rent is £50,000 a year or more).
- Nobody can ask for rent before you sign, and never more than one month up front.
- Admin, referencing and check-out fees aren't allowed.
- No more section 21. Tenancies roll on, and you can leave with two months' notice.
- Your deposit must be in a government scheme within 30 days.
